They are projected to be near 5 percent by this time next year, compared to the 3.5 percent average of the past 12 months. Certainly, rising rates are bad news for buyers and some potential homebuyers will be pushed out of the market. For example, the number of renter households that have sufficient income to buy a $177,000 home at a 3.5 percent mortgage rate is 17.8 million. The number drops to 14.9 million at a 5.0 percent mortgage rate, which is a decline in percentage terms of 16 percent. </font><!-- </img> --></p>]]></description>

1.  Refinancing.  American homeowners have been on a refinancing spree this year, spurred by continually low interest rates and a new resurgence in home values and equity. When you refinance into a lower interest rate mortgage than you previously had, the focus tends to be on the fact that your monthly payment is lower or that you can pay your home loan off faster with the same payment every month.  

What many fail to calculate for is that the tax deduction based on your mortgage interest is the largest tax perk of home ownership. Be aware of pipes exposed to outside walls, make sure they are properly insulated.

Check and replace caulk around windows.

      <title>Mortgage Tax Break Expiring??????</title>
      <description><![CDATA[A tax break that has saved struggling homeowners from paying thousands of dollars to the IRS is just days away from expiring.

If the Mortgage Forgiveness Debt Relief Act of 2007 does not get extended by Congress by the end of the year, homeowners will have to start paying income taxes on the portion of their mortgage that is forgiven in a foreclosure, short sale or principal reduction.

That means if someone owes $150,000 on their home and it sells for $100,000 in a foreclosure auction, they could owe taxes on the remaining $50,000. For someone in the 25% tax bracket, that would mean paying $12,500 in taxes on the foreclosure. Similar taxes would apply for amounts that were forgiven in short sales and principal reductions.

      <title>Boise Ranks TOP in Housing Recovery</title>
      <description><![CDATA[The positive long term outlook for Boise?s real estate market may not be completely assured just yet, but there are rapidly growing indications that Idaho will be among the leading states in a broader U.S. housing recovery.
The Brookings Institution?s recently released Metro Monitor for the Boise metropolitan area places Boise at the TOP spot in the nation for increasing home prices. Rankings are for the 100 largest U.S. metropolitan areas based on economic data for the first quarter of 2012. Boise home prices were the highlight in a broader mix of economic indicators in which the Boise area ranked as the #6 metropolitan area in the United States for overall economic recovery performance.

Are the short term rising home prices indicative of a sustainable housing recovery for Idaho real estate? The question remains unanswered for the moment as underlying factors necessary for a broader economic recovery appear a bit tenuous for this up and coming midsize capital city.

      <title>Opinion: Apple's iPhone future for the connected home</title>
      <description><![CDATA[<p>Today’s Apple [AAPL] rumor machine is finally seeing the light and agreeing that the iPad mini will be introduced at an event subsequent to the iPhone 5, which seems obvious to me, so for today’s story I want to talk about Apple’s next big iOS opportunity, the connected home.</p>
<p>Some examples of these could include:<br>
• E-Readers, including an i-Device;<br>
• The thermostat<br>
• Connected automobiles which interrogate smart city traffic control hubs for route information, parking space discovery, and more. <br>
• Smart patient monitoring systems -- these could be your iPhone<br>
• Smart water systems detecting leaks <br>
• Connected domestic appliances capable of monitoring food stocks and making food delivery orders on your behalf<br>
• Home audio systems which allow music to follow you round the home<br>
• Automatic temperature control systems which respond to your needs<br>
• Delivery, vehicle, family tracking systems</p>
<p>Voice control<br>
Siri isn’t just about asking your iPhone to marry you. In theory you could take any device, pop an A4 processor, microphone and Wi-Fi radio inside and you could control that device with your voice; your door entry system, perhaps, your coffee pot, your hot water system, your microwave.</p>

      <title>A few household maintenance tips before summer is over!!!!</title>
      <description><![CDATA[Wash the exterior of your house, using an ordinary garden hose pressure and a mild detergent. You'd be surprised how dusty your house is, especially with all the nearby fires.
Turn on the sprinkler system and check for damaged or misdirected sprinkler heads, leaks, or breaks in the lines and hoses. Schedule your sprinklers blowouts in October!
Trim trees and shrubs that may be touching the siding, windows or trim. 
Test and replace smoke detector batteries. 
Clean gutters and check roof for any damaged panels. 
Replace furnace filters.
Check water softener.]]></description>

      <title>The latest stats show that new-home sales seem to be supersized, not downsized!</title>
      <description><![CDATA[We�ve been hearing a lot about the downsizing trend taking hold in new homes, and that the square footage of homes is shrinking. But if you look at the latest housing stats from the Census Bureau, you might be scratching your head on that theory. The latest stats show that new-homes actually seem to be getting supersized, not downsized: Nearly 40 percent of new single-family homes in 2011 had four or more bedrooms, 28 percent had three or more bathrooms, and 54 percent of new homes were two stories or taller.
Both upper-end buyers and move-up buyers tend to show preference to bigger homes.
However, in a more normal market, it�s the first-time home buyers who tend to dominate, and they�re saying they want smaller.
